The short answer
Inventory what moves, what's sold and what goes; check your lease's move-out terms; book the building's dock and elevator; and route electronics and hazardous waste through the right programs before move week. Then schedule the haul-out, after hours or on a weekend if you need to. After a first job paid upfront, businesses can pay by invoice on net 10 or net 30 terms.

Six to eight weeks out: inventory and lease terms
Walk the office with a floor plan and tag every large item: moving, selling, giving away or hauling. A tag on each desk and cabinet saves arguments on move day.
Read the move-out section of your lease, and ask the landlord or property manager what condition the space has to be in when you hand it back. Cubicles, shelving and anything bolted to the wall are where surprises come from.
- Desks, office chairs and conference tables
- Cubicle panels and frames
- Filing cabinets, shelving and storage rooms
- Computers, monitors, printers and cables
- Break room appliances and supplies
- Boxes of old files and paper
Four weeks out: building logistics
Ask building management for the move rules in writing. Most of what slows a cleanout down is access, not volume.
- Loading dock hours and whether it has to be reserved
- Freight elevator booking and padding rules
- Building hours and whether after-hours work is allowed
- Parking for the truck

Three weeks out: files and electronics
Decide with your IT person how hard drives and devices will be handled before anything leaves. Do the same with your records retention rules before paper goes in a box.
Business hazardous waste follows different rules than household drop-off. In Los Angeles County, the City of LA's S.A.F.E. Centers are free for City of LA and LA County residents' household hazardous waste and e-waste, and don't take business waste as regular drop-off. Business waste goes through the paid Very Small Quantity Generator (VSQG) program, by appointment at certain centers; the Randall Street S.A.F.E. Center lists 310-387-1071 for business appointments.
In Orange County, the County's four household hazardous waste centers are for OC residents and don't take waste from businesses.
We remove computers, monitors and printers along with the furniture. For drop-off options, see our e-waste guide.

Two weeks out: book the haul-out
Text photos of each room, the storage areas and the path to the dock to (562) 219-9266. Tell us about loading docks, elevators and building hours.
Pricing starts at $190 and depends on truck space, the type of material, weight, access and labor. Larger offices get an estimate from photos or on site before we give you a number. Same-day or next-day pickup is possible for smaller jobs, depending on availability.
When it makes sense, the crew breaks down desks, cubicles and shelving so they take less room in the truck, so you pay for less space.
After hours, weekends and invoicing
We schedule after-hours and weekend pickups for businesses, so the cleanout doesn't get in the way of your last week of work or the next tenant's build-out.
First-time commercial clients pay upfront for the first job. After that, we invoice businesses, contractors and property managers on net 10 or net 30 terms. Roa Solution Junk Removal is a licensed, registered California LLC with commercial auto insurance and workers' comp for employees, and our crew is on W-2 payroll.
What we can't take
We don't handle hazardous waste: paint, chemicals, solvents, asbestos, medical waste or propane tanks. Break rooms and janitor closets often hold some, so check them early and route them through the programs above.
