The short answer
A house cleanout with Roa Solution Junk Removal starts at $190, and a full house gets an estimate first, from photos or an on-site visit. The price depends on how much of the truck the contents fill, what they're made of, their weight, how easy the rooms are to reach, and the labor. We never give a guaranteed total over the phone.

What moves the price on a house cleanout
A house cleanout is priced like any other job: truck space, type of material, weight, access and labor. What changes is the scale. Here's how each one shows up in a house.
When it makes sense, the crew breaks bulky pieces down so they pack tighter, so you pay for less truck space.
| Factor | What it means in a house |
|---|---|
| How much is left | Volume is the biggest factor. A few rooms of furniture is a different job from a full house with a packed garage. |
| What it's made of | Clothes and boxes load differently from appliances, books or exercise equipment. |
| Heavy items | Books, files, appliances and anything dense add weight. |
| Upstairs rooms and long hallways | Every trip up and down adds labor. |
| Garage, shed and yard | Often the fullest parts of the property. Include them in your photos. |
| Parking | A driveway close to the door is faster than a street spot down the block. |
| Sorting | Setting aside keepers as we go takes time. Mark them before the day. |

Photos or a visit?
For a few rooms, photos are usually enough. Text them to (562) 219-9266 and we text back an estimate.
For a full house, we may ask to see it. Larger jobs, full truckloads, heavy material and unusual items get reviewed from photos or an on-site estimate before we give you a number.
Either way, your quote covers what you showed us. If more is added on the day, the price is adjusted for it.
What to send in your photos
The more of the house we can see, the closer the estimate.
- One wide shot of every room, with closets open
- The garage, any shed and the side yard
- Close shots of big or heavy pieces: appliances, sectionals, exercise equipment
- Stairs, long hallways and the path to the front door
- Where the truck can park
- Anything that stays, marked with tape or listed in your text
Set aside what stays, and what we can't take
Set aside anything you want to keep, or tell us what to leave. Papers and keepsakes are easiest to find before furniture starts moving.
Appliances need to be unplugged and disconnected from water and gas before we arrive.
We don't handle hazardous waste: paint, chemicals, solvents, asbestos, medical waste or propane tanks. Pull those out before the day and take them to your county's household hazardous waste program.

Will the city's bulky pickup cover a house?
For a few big pieces, maybe. For a whole house, no. Programs like Santa Ana's and Newport Beach's cap the items per pickup, and city pickups collect from the curb, so someone still has to carry everything out.
A common mix: book the city pickup for a couch and a washer, and have a crew clear the rest.
- Santa Ana: four free pickups a year, up to four items each.
- Newport Beach: a set number of free pickups a year, up to five items each, and each item has to be manageable by a two-person crew.
- City of Los Angeles: unlimited free curbside bulky pickup for homes on city trash service, booked through MyLA311.

Do I need to be there?
Not always. If we have clear access, instructions and payment arranged, we may be able to do the job without you there.
We take cash, check, credit/debit, Zelle, Apple Pay, Google Pay, Samsung Pay, PayPal and Cash App.
