The short answer
An estate cleanout with Roa Solution Junk Removal starts at $190, and a whole house gets an estimate first, from photos or an on-site visit. What's left after family and any estate sale have taken their share sets most of the price: how much truck space it fills, its weight, how easy it is to reach, and the labor. There's no guaranteed total over the phone.

Why the estate sale changes the price
Most of the cost is volume, so the order matters. Families often hold a sale or let relatives claim items first, then call us for what's left. Every piece that leaves before the haul-out is truck space you don't pay for.
After a sale, a house can still have furniture, kitchen contents, clothes and a full garage. That's the part we take.

What sets the price on an estate job
The same five things price every job: truck space, type of material, weight, access and labor. On an estate, they tend to look like this.
| Factor | What it looks like on an estate |
|---|---|
| What's left after the sale | The more that's gone, the less truck space. |
| Garages, sheds and attics | Older homes can have detached garages, sheds and attics full of years of storage. |
| Heavy pieces | Old dressers, pianos, appliances and boxes of books add weight. |
| Stairs and long carries | Upstairs bedrooms and a long walk to the truck add labor. |
| Looking for things as we go | Watching for papers or keepsakes takes extra care and time. |
| Breaking things down | Bed frames and old dressers come apart and pack tighter, so they use less truck space. |

Before you book: papers and the court question
Pull papers, photos and keepsakes before anything moves. Wills, deeds, titles and statements hide in drawers, coat pockets and the garage.
Some estates need court before property can be sold or given away. Check the California Courts Self-Help Guide or talk to an attorney before anything of value leaves. We're a junk removal company, not legal help.

When family can't be there
Families who live out of town often can't be at the house. If we have clear access, instructions and payment arranged, we may be able to do the job without you there.
Mark what stays, tell us what to look out for, and send photos of every room. We take cash, check, credit/debit, Zelle, Apple Pay, Google Pay, Samsung Pay, PayPal and Cash App.
What to send in your photos
Photos of the whole property get you the closest estimate. For a full house, we may also set up an on-site visit.
Text them to (562) 219-9266. We text back an estimate. Your quote covers what's in your photos; if more items are added on pickup day, the price is adjusted for them.
- A wide shot of every room, with closets and cabinets open
- The garage, any shed, the attic space you want cleared and the yard
- Close shots of heavy pieces like a piano, appliances or a big armoire
- Stairs and the path out to the street
- Where the truck can park
- Your listing or closing date, if the house is going on the market
What we don't take
Check the garage and any shed for paint, chemicals, solvents and propane tanks before the day. We don't handle hazardous waste: paint, chemicals, solvents, asbestos, medical waste or propane tanks. Set those aside for your county's household hazardous waste program.
